Shanghai’s Pudong New Area has introduced a slew of measures benefiting talent, including providing personalized talent apartments, in an effort to attract more outstanding individuals.
These apartments are designed to cater to different lifestyles and are equipped with an abundance of facilities, aiming to create a welcoming environment for professionals.
These efforts underscore Pudong's commitment to providing diverse and tailored living options for talent, further enhancing the appeal of Pudong as a hub for professional growth and development.

The Zhangjiang International Community, located next to the urban sub-center of Zhangjiang Science City, spans 200,000 square meters and offers a wide array of residential choices tailored to various tiers of talent. With its three distinct phases, the community boasts around 4,600 units, ensuring a comprehensive and diverse residential environment.
Phase I of the Zhangjiang International Community is tailored to the requirements of the middle and high-end residential demographic, specifically crafted to accommodate scientific and technological talent. This phase comprises 17 enclosed residential buildings and two high-rise residential buildings, totaling 1,257 units. The primary unit types include 80-square-meter one-bedroom units, 100-square-meter two-bedroom units, and 120-square-meter three-bedroom units. The project commenced operations in January 2022.
Phase II is focused on meeting the requirements of the high-end residential community, particularly targeting top sci-tech talent. This phase features a variety of housing options, including spacious flat units, stacked villas, and detached villas, totaling 767 units. The project is set to become operational in stages.
Phase III, scheduled to begin operating gradually from late 2023 to 2024, is designed to cater to the dynamic and burgeoning community of young sci-tech talent. This phase emphasizes an open, integrated, and shared community concept and encompasses 11 buildings, offering a total of 2,620 units, with the primary unit type being 30-square-meter one-bedroom units.

To meet the personalized residential needs of various demographics in the region, Waigaoqiao Group has also upgraded its leasing apartment sector, creating three distinct self-owned leasing apartment brands — Sunland Suites, Sunland Apartments, and Sunland Dorms, which include elite, comfort, and affordable apartment product lines. The company has also brought in internationally renowned apartment brands to launch premium serviced apartment products to meet the living needs of corporate executives and catering to various residential preferences. Located at 106 Rijing Road in Pudong New Area, the Sunland Dorms (Rijing Road) and Waigaoqiao Youth Apartments offer a total of 180 units. They comprise the first affordable apartment project under the unified brand and operation of Waigaoqiao Group's leasing apartments, featuring five types of units: single rooms, double rooms, triple rooms, quadruple rooms, and sextuple rooms.

The Golden Bridge Group plans to offer 16,000 high-quality rental apartments in the "Seven Golden Flowers" areas for industry professionals during the 14th Five-Year Plan period (2021-25). So far, the group has already put into operation over 5,000 leasing apartments in Jingu, Jingang, and Shanghai Smart City, and plans to add over 8,000 units in Jinwan, Jinding, Jingu, Jincheng, and Jingang within the next three years.
The group aims to create a top-tier talent community, focusing on urban sci-tech talent. The Weilan·MuziLi Talent Apartment (formerly known as Sunshine Garden) is the Golden Bridge Group's largest affordable rental housing project in Pudong. The project offers a diverse array of 4,640 unit types, fully furnished with rents starting at 2,100 yuan ($294.37), including units with one-bedroom, unites with one-bedroom and a living room, two-bedroom white-collar apartments, and four-person and six-person dormitories.
It is located at Lane 501, Lichuan Road, next to Middle Chuangxin Road Station and East Huaxia Road Station on Metro Line 2, and offers free shuttle services to the subway station, Zhangjiang Park, and North Jinqiao. It is near Chuansha Bailian, Tangzhen Sunshine Plaza, and Hengsheng Wanli Plaza.
The Shanghai Smart City Talent Apartment is located in Building 26 of the Shanghai Smart City Industrial Park, providing 474 fully furnished residences with surrounding leisure and entertainment options. Fourteen floors serve as hotel apartments, while floors 1-13 serve as accommodation for the management of enterprises in the park.
The park features restaurants, sports fields, a fitness center, and other living facilities. It is located near Xinchang Ancient Town, the Wildlife Park, Disneyland Resort, and recreational hotspots such as Xinhuan Plaza, Shanghai Yuyue Plaza, and Huizhan Food Plaza.
The Xingmengwan Phase I Talent Apartment is located in the Jinqiao Lin-gang Smart and Hi-tech Industry Park Phase I, offering 261 apartments, with single unit sizes ranging from 27 to 75 sq. It helps address the housing needs of employees in the Jinqiao Lin-gang Comprehensive Area.
The park has opened some restaurants and convenience stores and will create a commercial dining and catering center that can serve about 20,000 corporate employees across the park’s Phases I-VI.
Overview of Golden Bridge Group’s Planned Leasing Apartment Projects
The Liyu·Xingyuan Apartment is located at the intersection of Shentao Road and Keqiao Road. It offers 391 fully furnished residences, with some units being connectable. The project is served by three subway lines: Line 12, Line 20, and the Chongming Line, which is currently under construction.
The project is intended to create a diverse residential community, integrating recreational options, comprehensive educational facilities, and emerging industrial development areas, complemented by a boutique butler one-stop service, thereby providing a rich and leisurely lifestyle to residents.
The Xingmengwan Phase IV Talent Apartment is located in the Jinqiao Lin-gang Smart and Hi-tech Industry Park Phase IV. It features 72 single rooms and 83 double rooms across two four-story buildings, totaling 155 apartments. The apartments are carefully designed for various lifestyles.

SPD’s Tangzhen Apartment project is located at Lane 299, Dechun Road, Pudong New Area, in the core area of Tangzhen town, next to Zhangjiang Science City. It features 14 multi-story apartments and one three-story commercial building. SPD Tangzhen Community comprises 10 high-rise apartments, totaling 2,732 units and offering two unit types of 29 sq and 56 sq; the SPD Ascott Tangzhen Apartment consists of four high-rise apartments, totaling 507 units and providing one to three-bedroom apartments.
The Kanghan Community project is located at Lane 4800, Pusan Road, Pudong New Area, in the Zhoupu area, next to Metro Lines 6, 8, 11, and 16, and near Line 18's Zhoupu Station. It comprises 10 high-rise apartments and one commercial facility, providing 1,451 rental housing units. The project is primarily made up of small units, with one-bedroom units ranging from 28 to 31 sq, totaling 969 units; units with one bedroom and a living room at 44 sq and 176 units; and units with one bedroom and two living rooms at 54 sq and 306 units.
The Tangcheng Talent Apartment project is located at Lane 137-148, Middle Chuangxin Road 399, Pudong New Area, in the core area of Tangzhen town, next to Zhangjiang Science City. Covering an area of approximately 26,000 sq, it provides 500 rental residences, with the main units featuring one bedroom and a living room or two bedrooms and a living room, ranging in size from 44 to 85 sq.
